Historically, Texas real estate agents get paid a 6% commission based on the sales price. However, with the advancement the internet and website advertising homes for sale, the old fashioned 100 year old commission structure seems extremely costly for buyers and sellers.

Working with me, you will receive all of the same services of a traditional 6% brand name full commission real estate agent, but my services are significantly less expensive.

Our FSBO flat fee listing service is different because we provide full-service support and expertise without the high costs typically associated with traditional listing agents. Unlike traditional agents who do not work with FSBO home sellers, we charge a flat fee of $399 for our full-service MLS listings. This means that you can save thousands of dollars in commissions while still receiving professional support, including listing your home on the MLS, providing a lockbox, yard sign, as well as assistance with negotiating offers and managing the closing process. Additionally, we require no upfront fees, allowing you to easily budget for the costs associated with selling your home.

Please note that our $399 flat fee listing service is available for home sellers who work with an unrepresented buyer (i.e., buyers who do not have their own buyer’s agent).

However, if the buyer is represented by an agent, the seller will be responsible for a commission as outlined in the Professional Package, the seller will be responsible for a fee as low as 1% of the final sales price or $3000 (whichever is more) to cover MLS listing brokerage fees. Starting in August 2024, all MLS services (including HAR, NTREIS, ABOR, SABOR, etc) in the United States will stop advertising a Buyer’s Agent Commission, and any offers of broker compensation cannot be communicated via the MLS.

What this means: Buyer’s Broker’s Fees are negotiable, and will likely be included as part of the Buyer’s Purchase Offer.

Any Buyer who works with a Buyer Agent MUST have a signed contract that explicitly outlines how much compensation the Buyer’s Agent will earn upon the successful purchase of a property.

The vast majority of Buyers and Agents will request that the Seller pay for the Buyer’s Agent Fee, and that amount will be included in the Buyer’s purchase offer. If a Seller is unwilling to pay for the Buyer’s Agent Fee from the proceeds of the purchase price, this would mean the Buyer has to pay out of their own pocket for their Buyer Agent services.

We’ll provide you with a free listing price analysis and professional photography, as well as follow up with every lead, negotiate and finalize purchase agreements, manage inspection responses, and ensure a seamless process right up until the closing.

In many cases, communication from a home seller directly to interested parties (like buyers, agents, title companies) can be more efficient than coming from me. This can save everyone a lot of time and improve efficiency.

This is most common after the contract has been executed, and the buyer and seller may need to communicate about concerns of the inspection/repairs, non-realty items such as furniture sales, move-out details, utility transfers, and other questions about the property after the sales contract has been signed.

If I receive questions about the property that I am not equipped to answer, or if it’s better if the home seller handle it directly, I will be passing along that task to the home seller for their response.

The buyer’s inspection process, negotiating repairs, and updates on the repair status before closing is something that may need a more direct involvement by the home seller.

Open House – An open house can easily be advertised on the internet, please just let me know with several days advance notice. However, either the home seller, or someone the home seller knows and trusts, must host the open house. Open house signs can be purchased online or at the local hardware store.

Some property owners do not want to place a sign in their yard, which is totally fine.

All major MLS associations in Texas use Showing Time (formally Centralized Showing). This showing service makes it incredibly easy for Agents to schedule showings, and also easy for Sellers to manage the showings. This service is included at no additional cost.

All closings in Texas are handled by a Title Company. The title company will process the buyer’s funds at closing, and make distributions to all parties. This is when a property is officially sold, and keys are exchanged. The seller will receive their money, as well as any brokers/agents involved in the transaction.

Remember, with this listing plan, there are no upfront costs to list your property on the MLS. Because of that, I am very incentivized to get your home successfully sold.
